The Sioux Falls Technology Park is a proposed, master-planned data center campus located on approximately 164 acres in Sioux Falls. The site was identified for future industrial use in the City’s Comprehensive Plan and was annexed into the City to support long-term economic growth and infrastructure development.
Compared to many other industrial uses—such as warehousing or manufacturing—data centers are considered lower-impact facilities. They generate stable, predictable tax revenue while requiring fewer daily truck trips, creating less traffic, and placing fewer ongoing demands on public services. Data center operations are consistent and highly controlled, making them well suited for planned industrial areas and compatible with surrounding uses.

The site is being developed by Gemini Family Office, which is responsible for land ownership, long-term planning, permitting, and coordination with the City of Sioux Falls and local utilities. Gemini’s role is to prepare the site responsibly for future development in a manner consistent with city planning and regulatory requirements.
Data center buildings would be constructed and operated by a future end user. Any operator would be required to comply with all applicable local, state, and federal regulations, including those related to environmental protection, air quality, water use, noise, and safety. These requirements are enforced through standard permitting, inspection, and operating processes and apply throughout the life of the facility.
This site was selected because it aligns with Sioux Falls’ long-term industrial planning and has the infrastructure needed to support a modern data center campus. The location offers available land, proximity to high-voltage power transmission, and access to municipal water and wastewater services—key elements for reliable, well-planned operations.
These characteristics allow the project to be developed efficiently while supporting long-term economic benefits for the Sioux Falls community, including capital investment, tax base growth, and infrastructure improvements.
The Sioux Falls Technology Park is planned as a modern, landscaped industrial campus rather than a traditional heavy industrial facility. Buildings are typically low-rise and distributed across the site, with significant setbacks, open space, and carefully planned circulation.
Architecture, building materials, and landscaping are used intentionally to reduce visual impact and help the campus blend into its surroundings. Features such as tree buffers, berms, native plantings, and controlled lighting are designed to limit visibility from neighboring areas and roadways. The overall goal is a clean, orderly, and well-maintained campus that reflects long-term investment and aligns with the City’s planned industrial character.
Conceptual renderings are provided to illustrate the general design approach. Final building designs would be subject to City review and approval through the standard development process.
Data centers generate low levels of daily traffic once construction is complete. Employees work in scheduled shifts, deliveries are infrequent, and there is no customer or retail traffic. As a result, ongoing traffic levels are typically lower than many other permitted industrial or commercial uses.
